On Tuesday, August 16, 2005 the Lake Vista Property Owners Association held a special meeting to update residents on the proposed Condominium Development on Wren Street. A presentation was made by the owners of the property regarding their proposal to build residential condominiums at the site of the Wren Street Apartments. Additional issues and concerns were addressed on behalf of the surrounding neighbors regarding the project’s impact on adjacent homes. A question and answer period followed.

While the LVPOA Board cannot take a position on the proposed project without detailed plans and specifications, we have asked for feedback from our members regarding three issues of concern, the proposed building height as described by the developer at 45 feet roof height plus rooftop covered stairwell, the proposed density of 36 units, and the proposed building mass.

The following results represent the official membership vote in accordance with our bylaws: 73 eligible members voted as follows:

45’ Roof Height 37 to approve 36 to oppose
36 Unit Density 57 to approve 15 to oppose 1 no response
Building Mass 39 to approve 34 to oppose

An additional 17 ballots were received from members not-eligible to vote. For information purposes only, the following information will be provided to the Board:

45’ Roof Height 46 to approve 44 to oppose
36 Unit Density 70 to approve 19 to oppose 1 no response
Building Mass 50 to approve 40 to oppose

An analysis of the Wren and Warbler Street resident votes will be provided to the
Board for consideration of those property owners most directly impacted:

45’ Roof Height 7 to approve 21 to oppose
36 Unit Density 17 to approve 10 to oppose 1 no response
Building Mass 7 to approve 21 to oppose

The Property Owners Association will continue to monitor the status of the project through the planning stage and will prepare to take a position once detailed plans and specifications are submitted. Thank you to all of our members who have taken time to participate in this process and please continue to communicate your comments, questions and concerns to the Board.
